Two agents from Sothebys have joined Duffy Realty to offer our clients a higher level of service. They have a very specific game plan and offer coaching and strategy sessions by phone after the initial visit every 2 weeks until your property is sold. We are using technology that is efficient to provide constant communication between you and them. There is more marketing involved, follow-up with showings and more attention is placed on your individual specifics. You should not use this program if you are unsure about selling your property.
The fee is 5.25% at closing with 3% of that going towards a buyer’s agent. At closing we will also return the money that you have spent upfront.

I’m not a financier and I can’t predict what our economy will do. I do know from my own personal experiences. Things are changing and for the better. My husband and I have been married for the past 31 years, and the past 30 my husband has been in the used car business. Last Fall 09 he saw the worst months ever since he has been in the business. City-wide open houses are coming up soon, get your home ready for one! If you would like to participate in the city-wide it is not necessary for you to notify us, all Duffy homes have the option to hold one or not. You can advertise simply by placing an “Open House” sign in your yard. They are available from Lowes or Home Depot or you can also find them on the FMLS store website www.fmlsstore.com.

1. 93% of all buyers, according to Realtor.com, search online to find the homes they want to see. They use location and price as their criteria. Then they look at the list of what is available, scanning the exterior pictures to see if they want to look more closely at the interior pictures. According to Realtor.com statistics, buyers do not search by company listings. They only search by location and price and then add a few other things like bedrooms, baths, pool and neighborhood amenities. The other 7% of buyers rely on their agent to pull listings for them to see OR the agent sets them up on a system that emails them all the listings as they come on the market. This system is passive and automatic and ALL listings that fit that criteria are sent.
2. The buyer calls the listing agent or their buyer’s agent to set up an appointment to see the home.
