Since 2000 Atlanta has averaged a growth of 84,000 people per year. 2007-08 saw a growth of 70,200 which was down, but we are still seeing growth not decline that many northern cities are seeing. Low levels of real estate inventory hovering around 70,000 properties the last few months. I don’t claim to be an economic analyst, but what this tells me that people are still moving to Atlanta. Atlanta offers a great lifestyle and low inventory of housing which is good for sellers. These people that are moving to Greater Atlanta need a place to live. Again look for the positive because it is actually out there.

As you are becoming aware, buyers are searching for your home using the
Internet! 98% of the buyers are searching the Internet according to many
independent surveys.

With this being said, it is amazing that many agents don’t post more than
one photo and if they do post photos, the photos are not appealing. What is
a buyer to do to search for a home when they have hundreds of options to
buy from?

Most impressive search engines on most of the websites ask the buyer if
they want to search for homes with a virtual tour first. Although there are
not that many listings with virtual tours and most likely buyers will loop

Google’s got social game Real Estate Tech Review: Google Social Search

Google has added a new tool: Social Search. Accessible via Google Labs, Social Search provides results culled from the searcher’s social media graph.

Just as there are separate tabs in the normal Google search for images, blogs, video, etc., once you opt in to the Social Search experiment you’ll see a new tab for social-enhanced search-engine results.

For now, I’d consider this tool pretty bleeding-edge: the requirements for opting in, creating a Google profile and logging in to your Google account will curb the initial group using this tool. Read the rest of this entry »
