Myth 1: Many people believe that they can Stage their own home, I disagree. I am an accredited Stager and I can’t do my home, neither can many of the Stagers that I know.

Myth 2: You can’t keep your home Staged. Well you CAN if you pack everything that you don’t need. You have to do it anyway, just do it now.

Myth 3: Staging doesn’t pay off in the home sale. Wrong, Staged homes sell for more money and quicker on the market than other homes.

Myth 4: Staging costs a fortune. Not true, especially for Duffy clients. We have a Stager on staff that I have begged to do a discounted job for my clients. I believe in Staging and I use Staging for all of my rehab houses. My personal rehabs sell quicker than any other house in the neighborhood!

Watch Out! The Door Knob is Gross!

Spring is the best time to sell. Myth?

Everyone thinks that the best time of the year to sell a home is in the spring. This is a big myth! Making a decision to market your home in the spring or summer only is a big mistake. Consider the following:

1. Homes sell 12 months of the year. Therefore buyers must be looking in the fall and winter. How can you determine that your buyer will only come in the spring? You can’t!
2. More homes are typically on the market in the spring and summer so your competition is at it’s peak. If the buyer does not like your home or wants to be picky about details chances are they can find another one.
3. With fewer homes to choose from in the fall & winter months you can typically bring a higher price. The less the competition the higher the price in the marketplace. Read the rest of this entry »

Get Lawns Ready Now for Next Year

Anybody who will be selling a property in the spring should get a jump on curb appeal by working now on beautifying the lawn.

Here are some key tasks that will lead to a green and healthy yard in the next selling season:

Calculate the total lawn area to learn how much seed and chemicals are required.
Treat weeds with an herbicide.
Test the pH level and, if indicated, add lime.
Plant ground cover like pachysandra and hardy ferns in low-light or slopping areas.
Before preparing, seeding and fertilizing the rest of the lawn, consider whether there are areas that might be better candidates for stepping stones or another attractive alternative to plantings.

I thought everyone knew this, but I keep getting the question. When is the best time to list your home?

Although there is a mythical spring and summer selling season, most people who shop for homes show all year round.

I just talked to a man this morning that has been shopping for 8 months and found 2 perfect houses – 1 last week and one in December. The house that he loved in December sold in 48 hours.

So, when is the best time to market your home? I say, anytime the mood hits you. There are buyers in the market all year round and the best months for selling your home, may just surprise you.
