I don’t agree with EVERYTHING, but MOST of it I do!!
1. Your photos are unimpressive. The vast majority of home buyers start their search for a home on the Internet, your house had better look great in print. Not just nice… downright fabulous. Today we are considering internet views as a ‘virtual showing’… if your house gets past that, then they might (just might) make an appointment to see it in person… We consider that your SECOND showing. Today’s buyers are expecting good quality photos (and lots of them… just 1 shot from the street won’t cut it!), a virtual tour, maybe even a floor plan, if applicable.
2. It’s overpriced. You’ve got to view your own property as objectively as possible. Look at the home like a “buyer”… if necessary, go out with your Realtor and view other homes that are priced comparably to yours. Be objective. Given the other options on the market (and yes, you DO have to include short sales and foreclosures on your list… your potential buyers are!), would YOU buy your home, over the others on the market? Maintaining the Exterior of your Home
Since the exterior of your home is the first impression someone receives, these tips are important when keeping a future sale in mind. Keeping your home well-maintained keeps costs in the future down and problems with potential homebuyers at a minimal. For details on your specific exterior construction, please read the sections below.
Brick and stone exteriors require little maintenance to keep the home in shape. The masonry can be cleaned with water and a stiff brush, but avoid spraying water directly onto the exterior as it can cause permanent damage. If the mortar begins crumbling on a brick or mason home, call a professional contractor to repair the mortar and replace any missing brick or stone. Do not cover the weep holes intentionally placed in the exterior. The weep holes prevent water pressure from building against the wall.

Dear Rhonda:
First I want to say thank you for taking the time to help me with a very sticky situation. My wife and I have had a friend for thirty years that got their real estate license after ending another career. And as a result of having this friendship for so long, of course, it was always intimated, and somewhat expected, that we were going to use them to sell our home when the time was ready. However, when they came over to give us their presentation, we realized we were in trouble. The fees were higher than we were comfortable with and we knew the bottom line would be that we would not get what we needed for our home. At the same time we HAD to sell our home due to health issues and quickly get to the new house that we were closing on within two months. -75% of U.S. adults use internet social networking websites (best ones for agents appear to be Facebook, Linked In, and You Tube) The largest growing segment of users is seniors.
-50% of working population stay in the job for less than 5 years, avg. person today will have 10-14 jobs by age 38, technology has created a mobile work force
-23% work from home and that trend is growing ( home office important to most buyers now)
-87% of Buyers used the internet in 2008 to start their search
